Here’s what genuinely drives the cost of a job, so you know what to expect when you ask for a quote.
Room size and number of rooms
This is the most obvious factor, but it’s not just square footage. A small box room takes less time and fewer passes with the machine than a large through-lounge, and a job covering several rooms takes longer than a single hallway — not just because there’s more floor, but because of the setup, machine warm-up, and drying management involved at each stage. How soiled or stained the carpet is

Heavier soiling usually means more pre-treatment, more passes, and sometimes specialist stain treatment — all of which affects how long a job takes. Heavier or more delicate pieces — pianos, large electronics, glass display cabinets — are best moved by you beforehand, both for the item’s sake and because they add real time to the visit. Tell us in advance if you’ve got anything like that so it’s factored in from the start.
Access and parking
Practical things matter more than people expect. Is there off-road parking, or will we need to carry equipment some distance? Are there several flights of stairs to navigate? Is it a ground-floor flat or a top-floor one with no lift? None of this is a problem — we just factor it in, because it affects how long the job realistically takes on the day.
Stairs and add-ons
Stairs are usually costed differently to open rooms simply because of the extra time per step compared to a flat run of carpet. The same goes for extras like pet stain and odour treatment, or a rug that needs cleaning separately from the surrounding floor.
